CLARIFICATION: THE SELLERS ACCEPTED A LETTER OF INTENT PREPARED BY MARYLAND DEPT. OF NATURAL RESOURCES. THE STATE THEN HAD MULTIPLE LAND APPRAISALS. DNR THEN ORDERED TITLE REVIEW OF THE LAND AND REQUESTED A CONTRACT OF PURCHASE BE PREPARED BY THE OFFICE OF THE ATTORNEY GENERAL. WHEN THE CONTRACT IS WRITTEN IT WILL BE SENT TO MARYLAND'S BOARD OF PUBLIC WORKS FOR FINAL APPROVAL. THIS PROCESS TAKES MONTHS! AND UNTIL IT IS FINALIZED WE DON'T HAVE A DATE OF CONTRACT OR A CLOSING DATE. THIS PREVENTS US FROM SHOWING THE PROPERTY AS "SOLD", "ACTIVE UNDER CONTRACT" OR "PENDING". HOWEVER, HAVING STARTED THIS LONG PROCESS, THE SELLERS ARE COMMITTED TO ALLOWING THE STATE TO FINALIZE THE SALE. WE HOPE THIS ANSWERS ALL INQUIRIES. Timber land. Most of the timber, but not all, has been harvested in the past two years. This land is being sold for hunting and recreation. It is surrounded by private wooded land and wooded land owned by The State of Maryland Dept. of Natural Resources. Access to this land is by way of crossing the DNR land. The Seller said there is an overgrown abandoned County road that provides access to the land, but an adjacent property owner has prohibited the use of it.. Two separate parcels are being sold. Wicomico Tax Map 17 Grid 10 Parcel 68 with 15.086 acres and Wicomico Tax Map 17 Grid 11 Parcel 64 with 1.626 acres, for a total of of 16.71 acres are being offered for sale. The Wicomico County Assessment records incorrectly show the parcels have 16 and 2 acres respectively, but a recent boundary survey shows the parcels have a total of 16.71 acres. As is often the case, the parcel maps are not drawn accurately. Please see the recent boundary survey for an accurate description of the parcels being offered.
